Access Statement

The Farm where the cottage is situated is located 1 mile from the market town of Llanrwst which is reached by travelling along the B5427 towards Nebo. There is occasional public transport but taxi service is available with local firms if booked in advance. The yard has been tarmaced and there is ample parking with a slight slope to the cottage with level paths around the property. The entrance to the property is all level with easy access for wheelchairs. The door measurements are all 820mm (32 inches) or above. The bathroom has a wet anti slip floor and hand rails have been placed by the shower, toilet and washbasin. Towels are also provided. A call bell system is also connected to the first floor bedroom from the large ground floor double bedroom which includes a lamp and clock radio. There are 3 single beds on the first floor and all bedding is included as are spare blankets. The lounge and bedroom floors are wooden and the entrance and kitchen floors are tiled. The kitchen has a lowered sink, worktop and hob unit with space underneath for wheelchair users. The taps in the kitchen and bathroom or of the leaver variety. There is a spacious lounge/diner with ample natural lighting and electric lighting. There is a remote control TV with teletext, DVD player, CD and radio. The hot water/central heating system is an LPG gas combi boiler, controlled in the cottage and the hot water system does not exceed 41C. All radiators are of safety type to protect from burns and all switches and plugs are located at suitable height for wheelchair users. There is a shared washer/dryer and drying area with G453. Assistance dogs are accepted. There is mobile phone coverage.

Description

Carnedd Llywelyn is an excellent conversion of a former grain store, thoughtfully yet subtly converted to allow for disabled access if needed; ideal for families or friends visiting this popular area of the Snowdonia National Park. With many original features including some interior workings and fabulous ancient wooden beams, the cottage is attached to the owners' farmhouse, 1 mile from historic Llanrwst and less than six miles from Betws-y-Coed. There are lovely views of the surrounding countryside from the grounds.

The cottage has central heating throughout and WiFi is available. From the parking area there is gently sloping ramped access across the front of the property.

Ground Floor:

Living Room: open plan room with feature mill gearing and high beamed ceiling, oak flooring, three piece suite, electric stove, Freeview Smart TV with DVD and CD players; circular pine dining table and four chairs.

Kitchen: in one corner of the living room, with non-slip vinyl flooring, fitted oak units, beamed ceiling, low level electric oven, ceramic hob and sink, microwave.

Utility Room: with dishwasher and washer dryer.

Bedroom 1: a spacious double bedroom with oak flooring, beamed ceiling and part-glazed door to the front of the property.

Wet Room: fully accessible, with grab rails; curtained shower area, WC, basin; a shower seat is available for disabled guests if required.

First Floor: the staircase rises direct into

Bedroom 2: with single bed, and access through into

Bedroom 3: with twin beds.

Outside: Across the farmyard is a wide, shared garden with fantastic views across the valley; picnic benches and a barbecue. Parking for 2/3 cars

This is a popular area for exploring the Snowdonia National Park and the North Wales coast. The walled town and castle at Conwy is 13 miles away, the popular village of Betws-y-Coed, 5.5 miles; Bodnant Garden and Bodnant Welsh Food Centre are a short drive away. There is excellent local walking and several cycle trails. The popular attractions of Adventure Parc Snowdonia, Tree Top Adventure, Bounce Below underground trampolines and ZipWorld Titan are all within a 20 minute drive.
