Access Statement

Cobblers Cottage is a two storey, two bedroom terraced property facing North onto Sillwood Street which is a normal side street with, 'Permit Holders Only' parking for vehicles along the South side (9am- 8pm) The public pavement is slab paved and level.

'Pay and Display' parking is available in Montpellier Road nearby, with a 2 hour limit. Longer term parking is available in the underground car park below Regency Square some distance East along the sea front.

Entry to Cobbers Cottage:

Entry to the property is direct from the public pavement and through an 80cm wide doorway with the door opening into a hallway and over a 9cm high threshold step. The hall floor is level and has a sheet vynil surface, it is 97cm wide and 175cm long. The light switch is located 130cm above floor level.

Entry to the carpeted living room with a level floor is through a 63cm wide doorway in the left hand wall with a door opening into the living room.

The living room has a three seater settee and two armchairs with seat cushions 40cm high above floor level. There is a 90cm dia. dining table that is 74cm above floor level and is complete with three standard dining chairs.

A cupboard containing cleaning equipment is located under the stairs and has a 70cm wide doorway with a door opening outwards into the living room.

Light switches for the living room ceiling lights and landing light are located at the foot of the stairs at 155cm above floor level.

Entry to the kitchen is off the living room through a 68cm wide doorway with a door opening outwards into the living room and up a 7cm step to the level tiled floor of the kitchen. The kitchen has a clear floor area of 117cm wide by 234cm long. The 60cm deep worktops are set at 90cm above floor level and the wall mounted cupboards 38cm above them which continue to ceiling level. The inset gas hob has side controls and the gas oven is an inset one below worktop level, and has a drop down door. The sink is inset with a left hand single drainer. The taps are a deck mixed pattern set into the back edge.

Electrical power outlets are set 14cm above worktop level and the light switch to the ceiling lights 127cm above floor level.

The patio is accessed from the rear of the living room through a 114cm wide doorway with a pair of doors opening outwards into the patio and over a 13cm (inside) and 18cm (outside) high threshold step. The patio is level and tiled. The patio has a clear area 150cm wide and 272cm long.

The stairs to the first floor commence with two 23cm high steps up to a quarter landing through a space between newel post and a wall of 64cm. The stairs continue with a left hand turn, and up the 75cm wide stairway with a further seven 20cm high steps up to two 20cm high quarter turn winder stpes and a further three 20cm high steps to a small level landing 100cm wide and 170cm long. The stairs and landing are carpeted. Both bedrooms and the shower room have level access from this landing.

Entry to the tiled floor of the shower room is through a 56cm wide doorway with a door opening outwards onto the landing. The w.c pan seat is set 42cm above floor level and the cistern is flushed with a push button fitting. There is a 56cm clearance in front of the pan. The 59cm wide basin is set 84cm above floor level and has 82cm clear space in front of it. The 90cm by 90cm pentagonal shaped shower cubilce has a 51cm wide doorway with a door opening outwards with a clear 58cm space in front of it. The tray is set 15cm above floor level and there is a 13cm step down to the tray base. The shower controls are set 110cm above tray base. The ceiling light has a cord pull switch.

The carpeted rear bedroom has a 66cm wide doorway with a door opening into the bedroom. The 90cm wide single bed is accessed from one side only with a mattress top set at 53cm above floor level. There is a clear space of 100cm by 160cm alongside the bed.

There is a 56cm high cabinet provided alongside the bed and a 74cm high dressing table at its foot. There is a clear space of 120cm in front of the dressing table.

There is a wardrobe with a hanging rail set 168cm above the floor level. The switch to the ceiling light is set at 130cm above the floor level, and all power outlets are at a low level.

The carpeted front bedroom has a 66cm wide door opening with a door opening into the bedroom. There are two 90cm wide single beds with top matresses set 53cm above floor level. The space between beds is 56cm and space at the end of the first bed restricted by a radiator and a shelf to 30cm. The first bed has access from both sides but the second bed has access from one side only. There is a 54cm high cabinet between the beds and an 83cm high chest of four drawers. The wardrobe has a hanging rail set at 168cm above floor level. The switch to the ceiling light is set at 132cm above floor level, all power outlets are a low level. There is a clear space alongside the first bed of 160cm by 200cm.
