Access Statement

Road access to the property is via a gravel drive. The area outside Felin Fach is level and there is plenty of parking and turning space. There is a picnic table and bench outside the front on a combination of paving and compacted gravel. There is a gentle upward slope with a shallow threshold step to get inside the building. The downstairs has light coloured ceramic tiles throughout. The internal doors are fully in accordance with the latest building regulations. There is a downstairs toilet. At the end of the lounge there are French doors to the outside, at the end of the building where the gas barbecue and log store are situated. There is a shallow step up on the inside of the doors and then down on the outside which is gravel. There is an open tread wooden staircase with a 90 degree turn, to the upper floor, and a continuous handrail to one side only. All the floors are wooden, at the same level throughout the upstairs, but with think joining strips at each door. The upstairs is particularly spacious and light as there are Velux roof lights and good sized windows. There is a walk-in double shower as well as bath in the generously sized bathroom. The bedroom has French doors, with a threshold step out on to a wooden deck with a table and chairs. There is also access out to the back of the building from the landing through a fully glazed door and down a single step. The conversion of Felin Fach was completed in Spring 2010, and complies with the latest building regulations so the sockets and light switches are at the required height from the floor. Light coloured paint has been used on the majority of the walls, and there is a good level of artificial lighting so this is a bright building. There is a TV and DVD player downstairs with a remote control. There is no phone socket.

Description

Felin Fach is a superb conversion of a detached 17th century watermill offering a perfect secluded retreat with abundant wildlife. The cottage stands in the owners' 27 acres smallholding and extensive landscaped gardens with a river flowing through; guests are welcome to explore the grounds at leisure and to meet the friendly resident alpacas and goats. The quiet nature of the cottage offers the perfect spot for practicing mindfulness, relaxation or simply to get away from the business of everyday life.

Felin Fach is just outside Pumsaint, 7.5 miles south east of Lampeter and about 20 miles from the coast at Aberaeron. It is located in beautiful open, rolling country at the southern edge of the Cambrian Mountain range. With Cardigan Bay, Tywi Valley and the Brecon Beacons National Park within easy reach, the cottage is set in an area of outstanding natural beauty, ideal for bird watching (with the Red Kite a major attraction); garden visits, walking and trekking. Nestled in between the rural towns of Llandeilo, Llandovery and Lampeter, Felin Fach is an ideal base for attractions such as Aberglasney Gardens, Dinefwr Park, Dolaucothi Gold Mines, the Red Kite Feeding Centre and Llyn y Fan Fach. Go and explore Dolaucothi gold mines (NT), Brechfa Forest for excellent mountain biking, and keen gardeners will also like to visit the National Botanic Garden of Wales. The area is popular for ornithology, with a Red Kite feeding station nearby. The cottage has exposed beams and oak flooring throughout with underfloor heating, so is a cosy getaway for a romantic, relaxing break in a central location.

Kitchen with a high ceiling and velux windows, neatly fitted units incorporating electric oven, gas hob with extractor hood over, microwave, integrated fridge, slim dishwasher and washing machine.

Living Room dining area with lovely oak table and chairs; wood burning stove in stone fireplace, sofa, two armchairs, large Smart TV with Freesat and DVD player, WiFi and French windows opening onto the garden. Open-tread wooden staircase rising to the first floor.

First Floor:  

Bedroom with king size bed, oak bedroom furniture and two tub chairs; French windows opening onto a small balcony with bistro set, ideal for breakfast.

Bathroom with contemporary suite comprising freestanding bath with rinser shower attachment, separate large shower cubicle with rainhead shower, WC and basin with illuminated mirror.

Outside is a picnic bench to the front of the property and a gas barbecue. Guests are also welcome to walk around the spacious grounds which have been beautifully landscaped by the owner. The grounds have an unfenced river flowing through, and there are many peaceful places,  including a meadow which is stunning in the Spring - to sit down and have a picnic or to meditate, practice yoga and switch off entirely. You may even have an opportunity to help feed the goats and alpacas. Birds are varied and abundant in the garden and woodpeckers can often be spotted at the bird feeder from the comfort of the sofa. Bike storage and bike washing facilities are available.

The hosts were lovely and very helpful, on arrival even giving us a plate of fresh home-baked brownies! Communication with them was always very easy and prompt. The cottage and surrounding grounds were brilliant; cosy and quaint but with great modern appliances. On the final day of our trip we were shown around the farmland and met the animals which was great fun! My partner and I will definitely be returning to Felin Fach. 10/10.
