Description

Knipe Fold Barn is a stunning barn conversion in one of the Lake District's best kept secrets, situated near Hawkshead and Outgate, in the small hamlet of Knipe Fold. Offering far reaching views towards the Hawkshead fells and surrounding countryside for you to enjoy. Despite Knipe Fold's rural location, there are 6 pubs within 1.5 miles radius, including the well know Drunken Duck. Tarn Hows is also very close by; 5 minutes in the car or if you prefer to stretch your legs, it will only take 40 minutes to get to Tarn Hows from Knipe Fold Barn's front door. 

Converted in 2007, Knipe Fold Barn has been lovingly and sympathetically made into beautiful, spacious accommodation for five. No stone unturned, everything has been thought out down to the last detail. Entry to the barn is through hand-crafted oak doors into a large hall with slate floor and underfloor heating. A door to the right leads you to a large utility room with washer, dryer, wine cooler and plenty of storage space and hooks for coats. The single bedroom is on the ground floor as well, with pretty bedding and oak panelling. A bespoke oak staircase leads to the first floor with two bedrooms; one with super-king 6ft bed, and ensuite bathroom, the other with king size bed and ensuite shower room. Both have flat screen TVs. The first floor is rounded off with a separate toilet and shower room (all the bathroom fittings are Villeroy and Boch). The top floor is all open plan, retaining original features and oak beams. On this floor you will find a kitchen and breakfast bar, dining area and living area, which features a gas fire and Smart TV. The polished oak floors and high ceiling with skylights give a real feeling of space and the windows offer spectacular countryside views, truly capturing the benefits of this classic upside down house. 

Outside, there is an enclosed private garden directly across the quiet lane with wonderful views towards Hawkshead with lawn and mature shrubs.

Bike storage is available. The storage is lockable but uncovered from the elements.

Off road parking for 2 cars is available in front of the property.

N.B. The property is across three floors, connected by a solid oak staircase and slate or hardwood flooring throughout, so we recommend children are closely supervised at all times. A lift is visible in the images for the property which is no longer in use. Guests should also be advised of the low hanging oak beams on the top floor.

I want to live here! The is the nicest place we've ever stayed. Had a brilliant week, walking, sleeping, reading. Took my daughter's friend up her first mountain, she's hooked. Lots of local walks, Langdale and Coniston Old Man, kayaking on Coniston (always wanted to do that!) and cycling. Thank you so much.

We came for my daughters 40th and she enjoyed sleeping in the downstairs cupboard a la Harry Potter, Managed to climb Old Man of Coniston without oxygen, revisited Bowness on a nostalgia trip and found it strangely quiet which was nice. Something going off in London apparently. Took a motor boat on Windermere and pleasure steamer on Coniston and argued over what's a lake and what's a mere. In short we had a fabulous family time together so thank you for enabling us to do that.

The views are beautiful. We climbed a mountain and explored the caves and went swimming in the lakes. Boat ride, shopping, lots of footpaths to walk your dog in the area. Went to see the castle, played games every night. Beds were comfy and bathrooms were really nice.

Lovely quiet place central to most things and great views. Very comfortable for 5 of us and 2 dogs. Nice we all had a separate bathroom for each bedroom and beds very comfortable.

Lovely house that was very well equipped and comfortable to relax in Its a large house so understand that it would be difficult to keep everywhere completely clean We saw evidence of some properties with lots of different recycling bins that ours didn’t have - possibly it was on a commercial collection, but we are used to separating everything at home and found it odd just having one bin - if there was that possibility it wasn’t obvious. Slightly unlucky with the weather but made good use of the jigsaws and games and having the downstairs utility to dry off our wet dog and walking boots ??
