Access Statement

This two hundred year old farmhouse has recently been renovated to a high standard of self-catering accommodation. Wherever possible, the original features have been preserved but with the addition of modern appliances. The painted walls have been replicated as times gone by. There are two large parking areas at the rear and smaller one at the front, also an undercover area for bicycles is provided. The farmhouse is situated on a smallholding. It has a small lake and plenty of rugged walks. The front is grassed with a cobbled area and one small step into the hall. All the ground floor accommodation is on one level. Open stairs lead from the hall to the first floor where two of the rooms have a small step. The back door has three downward steps with a left-handed rail for assistance, leading onto an enclosed patio. Two outside lights provide enough illumination of the immediate enclosed garden. The spacious lounge with a wood burner (starter wood provided) has a beamed ceiling. TV, DVD, video and a private telephone with a courtesy box. All lights and electricity points are accessible. The doors are low in height but wide which is typical of this era. The kitchen/diner and a utility room are also well equipped. The bathroom has a shaver point. All bedrooms have bedside lights and ample power points, and the large bathroom an airing cupboard. Two battery operated smoke detectors are installed. A fire blanket and a fire extinguisher are also present.

Description

This traditional 200 year old stone cottage is situated on the owners' smallholding, with sheep, pigs, hens and ducks, on the edge of Coed-y-Brenin forest. The cottage is situated on a hillside, attached to Maesgwm Barn, between Trawsfynydd and Dolgellau (7 miles). Spectacular views over the Rhinogs and southern Snowdonia mountains.

Maesgwm Farm Cottage is full of original character, interesting features and antique furniture. The spacious beamed lounge has multi-fuel stove in the large beamed stone fireplace, TV/DVD, CD system and WiFi. There is a hand-made fitted kitchen diner with a feature stone wall and the adjacent utility room has washing machine, fridge/freezer , dishwasher and door to the rear patio. There is also a ground floor shower room. Upstairs are three bedrooms (king size and two twins) and a spacious bathroom. Oil-fired central heating throughout. The rear gated patio has barbecue and garden furniture. There is also an open grassed area to the front of the cottage and guests are welcome to explore the smallholding, which includes picnic benches around the pond.

This is a wonderfully scenic location, ideal for walking and other outdoor activities, with mountain biking trails virtually from the door. 10 miles to the Mawddach Estuary, 15 miles to  sandy beaches and the dramatic coastline from Porthmadog to Barmouth.
